RENTAL SCREENING CRITERIA
Before you apply to rent an lot in our community, please take the time review our screening policy. Please note that these are our current screening criteria policies; nothing contained in these requirements shall constitute a guarantee or representation by us that all residents and occupants currently residing in the community have met these requirements. There may be residents and occupants that have resided in the community prior to these requirements going into effect; additionally, our ability to verify whether these requirements have been met is limited to the information we receive from the various resident credit, rental and criminal reporting services used. It is our policy to comply with all applicable fair housing laws including those which prohibit discrimination against any person based on race, sex, religion, color, familial status, national origin or handicap.
Failure to submit verification documents and proof of income, and/or any falsification of Applicant's paperwork will result in the automatic denial of Application. If an Applicant falsifies his/her paperwork, owner/agent has the right to retain all fees paid to apply towards liquidated damages. Application will not be considered until the application has been fully executed and returned, and all applicable and administrative fees have been paid.
Processing Fees
The Application Fee must be paid at the time of selecting an apartment home when applying. Acceptable forms of payment are personal check, money order, or cashier's check made payable to Parkwood.

Applicants
To guarantee compliance with Federal Fair Housing Acts, all persons 18 years of age or older who will reside in the apartment home, will be required to complete a separate application and pay a separate application fee.
All applicants must meet the communities age requirement to apply.
Income Requirements
Applicants must have a minimum combined gross income of 3 times the monthly rent. Applicants are required to present verification of income at the time of selecting the lot and applying. Acceptable verification required may include, but is not limited to the following:

Two months of current pay stubs. |

Employment offer letter, for employment less than two months. |
• |
Two months of bank statements. |

Government payment award letters. |
|

Retirement income. |

Self-employed, last year's tax return. |
Rental History
Applicants may be required to provide 12 months of verifiable rental history or home ownership. Applicants not having verifiable rental or mortgage history may be required to pay an additional deposit or provide a Guarantor. Applications for residency will automatically be denied for the following reasons:

An outstanding debt to a previous landlord. |

• |
A breach of a prior lease or a prior eviction or in the process of eviction of any applicant or occupant. |
Credit
We obtain a credit report on each applicant. Our credit reporting agency evaluates credit (which may include rent payment history) as an indicator of future rent payment performance. An unsatisfactory or insufficient finding will result in the requirement of an additional deposit, guarantor, or denial. Applicants are responsible for ensuring their credit history is accurate.
Criminal
Applicants will be asked to disclose any prior arrests, convictions or pending criminal actions. A criminal background check will be conducted. Failure to disclose is grounds for denial. Arrests and pending criminal actions will not, in themselves, be grounds for denial but may be factors used along with other criteria. Convictions of any sort will be evaluated on an individualized basis. Management will consider the nature of the crime and the severity of the crime, along with how much time has passed since the criminal activity and the release from any imprisonment, parole, or probation. Persons who are listed on any sex offender list will not be considered. Persons who have a criminal conviction relating to drugs who have not provided evidence of completed drug rehabilitation will not be accepted nor will persons whose drug conviction relates to conviction for other than possession. Applicants should be aware that serious convictions relating to crimes involving violence, gang activity, arson, and injury to persons will likely be denied. Also, persons who have been recently released from prison, parole, or probation may be required to provide additional information and references.
Management will evaluate the criminal history on an individualized basis which may be used as one factor in the application process. Applicants with criminal history are encouraged to properly disclose the information and to provide management with such other information as may assist in explaining the circumstances and mitigating factors of the criminal history. Denied applicants may petition for reconsideration and may then provide additional information to be considered.
Assistance animals are not considered pets and will require a verification of assistance animal to be provided.
Applicant Approval Acknowledgement
Applicant acknowledges and agrees that the criteria referenced above will be considered in the qualification process. Applicants who do not meet the requirements referenced above will be declined or be subject to additional requirements, including, but not limited to, additional fees, deposits, and rent or providing a guarantor. Application will not be considered until the application has been fully executed and returned, and all applicable and administrative fees have been paid.
